Although we would all love to, few of us have an unlimited budget for renovations. In most cases, it is important to adjust costs and expectations, but at Varoco Design & Renovation Inc. we believe that you can achieve much more with your budget if you avoid crucial mistakes that can drain your money and enthusiasm.
If you don’t want your spreadsheet to give you a scare worthy of a horror movie, it’s important not to make the same mistake twice. There are mistakes that are made over and over again, and they are the ones that cause money to run out and the project to be put on hold.
At Varoco Design & Renovation Inc., we’ll teach you how to identify them so that your home renovation in Waterloo & Kitchener area can be completed on time and on budget.
The worst and most expensive of all, in addition to the monetary cost involved, is the unpleasant feeling of having been deceived. Signing a document that says “complete bathroom renovation” without a proper breakdown of what that entails opens the door to misunderstandings.
Any contractor worth their salt will be clear about the service they offer. Do they remove the old bathtub? Do they paint the ceiling afterwards? Do they install an extractor fan to remove the air, or do they just leave you with the cable? If you don’t see it in writing, it’s as if it doesn’t exist, and it will probably be included as an “extra expense” on the next bill.
What is the best thing you can do as a customer purchasing a service? Before signing, ask for a written breakdown of everything that was discussed with your contractor regarding the renovation. It should include items such as: “Remove old tiles and shower tray (approx. 6 m²),” “Install a floor-level shower tray with a moisture barrier,” “Lay 14 m² of ‘Nube’ porcelain tiles.” It is also very important to include clauses specifying what is not included in the renovation. Make sure the contract you sign is as explicit as possible.
We all know that we need to set aside a reasonable amount for unforeseen circumstances. The mistake lies in what we decide to do with it. People usually set aside 10%, but in the process they discover tiles that are too expensive or decide to use marble for the kitchen, they decide to use the money for contingencies on these finishes and then when they open the wall, they find an electrical installation that does not meet current safety standards and it is crucial to change it, and they no longer have the money to do so.
This is a very common reason why renovations are put on hold. It is important to keep in mind that the reserve is not for luxuries, it is for real emergencies during the renovation process.
The solution to this can be as easy or as difficult depending on your level of self-control. At Varoco Design & Renovation Inc., we recommend the 15% untouchable rule to our clients. Set aside that percentage of your total budget in a separate account that you rarely check and consider it “locked-up money.” Only touch it if a major problem arises that no one saw coming: a rotten beam, a broken pipe, faulty wiring. If you haven’t used it by the end, perfect; now is the time to think about how you can use it.
Saving money is important, but we must be careful when making decisions with the intention of saving money that may end up costing us more than we expected in the future.
When a contractor gives you a quote that seems like a bargain, it probably comes with a lot of fine print that will cause future regrets. At Varoco Design & Renovation Inc., we have often had to continue renovations that were started by other contractors offering cheaper services, and among the things we have encountered, the most notable are: low-quality materials or conveniently “forgotten” work that is necessary to keep costs down (and then charged separately).
In the end, you’ll end up paying the difference over time, having to call another professional to fix the mess.
How can you filter well? Don’t just look at the final figure. Look at what you’re getting for that money. Ask for at least three detailed quotes and pay attention to the following:
A good professional will have no problem answering this question. Choosing the one you trust (and not the one offering the lowest price) is the best insurance you can take out at the beginning.
These mistakes are not about math, they are about negotiation. They can be fixed with assertive communication and by setting aside blind trust. Your best weapon to keep a renovation from getting out of hand is: a contract that specifies everything, a REAL financial cushion set aside for unforeseen events, and a professional who demonstrates commitment, not just a low price.
At Varoco Design & Renovation Inc., we have an exceptional work ethic. We will guide you through the entire process to define the needs of your kitchen, bathroom, duplex, or living room renovation, and we will provide you with a transparent contract that can be reviewed together.
